The Maintainer II performs various manual janitorial, grounds keeping, shuttle driving and routine maintenance and repair procedures required for the maintenance of the buildings and grounds of an educational institution with three campuses.
The basic purpose of this work is to perform maintainer work on the Wellesley, Framingham and Ashland campuses along with any associated parking lots of MassBay Community College.
This position is designated as essential personnel that responds to weather and other emergencies.
Key Responsibilities and Duties:
Performs routine laboring tasks;
Cleans sidewalks, collects and hauls debris from around buildings;
Shovels snow from sidewalks, ramps, entry areas, etc.;
Salts roadways and walkways;
Mows lawn, weed-whacks, trims hedges, rakes and hauls debris and rubbish;
Drives school shuttle to other MassBay campuses, post office, and public transportation stations;
Makes general repairs to campus buildings;
Changes light bulbs and fluorescent tubes, ceiling tiles, window treatments, screens and performs other light maintenance;
Perform Preventive Maintenance tasks such as changing of water and air filters, changing belts, grease and lubricate equipment as needed;
Reports to supervisor regarding activities completed, supplies needed, and pending issues;
Provides on-campus moving services;
Set-up and break-down of meeting and event rooms as instructed;
Proper care, movement, storage of all equipment such as tables, chairs and podium;
Retrieves, enters, and closes work orders on cell phone or desktop computer;
Reports hazardous and unusual situations to the appropriate authority;
Attends monthly staff meetings and Professional Day team activities;
Keep records, such a vehicle logs;
Determine materials, tools and parts needed to perform work and repairs:
Clean and maintain tools and equipment;
Other duties as assigned.

Applicants must have at least (A) one year of full-time, or equivalent part-time, experience in building custodial or institution housekeeping work; or in landscaping, groundskeeping, park maintenance or tree maintenance work;
Ability to follow oral and written instructions;
Ability to establish and maintain harmonious working relationships with others;
Physical stamina and endurance;
Ability to operate a motor vehicle;
Knowledge of the types and uses of materials, tools and equipment used in building, maintenance, grounds keeping and store keeping work;
Knowledge of the methods followed in building custodial, maintenance, grounds keeping and store keeping work.
Must have a valid Massachusetts Class D motor vehicle operator's license.

Maintainers stand and walk for prolonged periods of time; lift and carry heavy objects; work outdoors in all types of weather; work varied shifts, weekends, holidays or nights; are exposed to the hazard of wet, slippery floors; work under exposure to the hazards to chemicals, toxic and noxious fumes, dust, excessive heat, high noise levels, high volume traffic conditions and high voltage wires; work from ladders and scaffolds; and may be required to climb trees and operate motor vehicles.
Location: May be assigned/rotated amongst the College's three (3) campuses/center in Wellesley Hills, Framingham or Ashland, MA.
Salary Range: AFSCME Grade 11, $37,074.44 annually. Appointments from outside the bargaining unit begin at Step 1 of the range.
